The majority of wood floors can be machine cleaned and re-oiled or varnished to achieve a fantastic result without the cost, mess and disruption of re-sanding.
This is really useful for ‘engineered’ wood flooring, (a veneer of real wood glued to a base material). Because the veneer is thin, sanding opportunities have to be minimised to prevent sanding through to the base material!
Also, many modern engineered wooden floors have bevelled edges. Sanding can leave them inconsistent in depth and appearance, and potentially, remove them all together.

1. Pre-Inspection, Demonstration and Quotation
We visit your home or business to thoroughly pre-inspect your wooden flooring, carry out a demonstration to let you see the likely results and then provide you with a written, binding quotation for the best care plan to meet your specific needs.
2. Area Preparation
Because your home is important to you it is important to us. We’ll take the necessary precautions, protecting all areas surrounding your floor including adjoining carpets.
3. Cleaning/Restoration
We now methodically clean your wood using a heavy duty rotary machine fitted with a nylon scrubbing pad, combined with our own floor cleaning solution.
The floor is cleaned in small sections, using a low moisture process, minimising moisture contact with the wood. This creates a slurry which is collected with a wet pick-up vacuum so there is no dust or mess.
The process is repeated until no further soil can be removed and the floor is then thoroughly rinsed.
4. Drying
The floor is now rapidly dried using an air mover. This allows us to apply the finish shortly after the cleaning process, allowing the whole job, (in most cases), to be completed in a single day.
5. Sealing
Once the wood is dry, it can be re-sealed. This may involve applying fresh varnish/lacquer, or more commonly, hard wax oil which is the normal choice for wood flooring.
All these products are available in matt, satin or high gloss finishes and the number of coats applied depends upon the condition of the floor. (This will be agreed at Stage 1).
6. Post Inspection
We will ask you to inspect the floor and give your approval once we have finished. We’ll also give you guidance on care and maintenance tips to help you keep your floor in tip top condition.
